BLOGS: What Are The Different Areas of Punta Cana?

Over the past 25 years, the Dominican Republic (DR) has experienced a remarkable period of robust economic growth. The economy continued its rapid expansion in the years leading up to the COVID-19 pandemic, and between 2015 and 2019 the DR’s annual GDP growth rate averaged 6.1%. Tourism, remittances, foreign direct investment, mining revenues, free-trade zones, and telecommunications have helped make the DR one of the fastest-growing economies in the Latin America and the Caribbean (LAC) region, and as of 2019 the country was on track to realize its ambition of achieving high-income status by 2030.

In the case of construction, Dominican Republic counts with much variety in the entire length of its part of the island, this give investors variety of options for them to choose, but we have to be blatantly clear that they are two (2) main areas where the construction business is growing much faster than the others. In this fast explicative blog I’m going to talk you about the different areas to consider in Punta Cana, heaven inside paradise, for each property purpose: for living, investment and the best combination of both. 

DISCLAIMER: Almost every area in the world where there are property developments there is property value gain, which would mean all purchase in real estate is an investment. The difference is that some areas are more profitable than others.

Punta Cana is located in the eastern province of Santo Domingo, La Altagracia, the second biggest province of the country. Punta Cana is all the way to the east of it, and extends to great part of the coast of the province with 40 miles of coasts. It is also home of other international touristic pole: Bayahibe. 

Important Note: Almost 7,000,000 non residents entered Dominican Republic in 2019, most of them through Punta Cana.

For real estate purposes, we are going to divide Punta Cana in eight (8) different areas. Every area is a good area but the purpose of use and the price-quality is what is going to vary.

Good to Live

In this Good To Live section we are seeing sites that are mainly used to live and that they can be profitable by renting them on long terms (a year for example) but that are not the best performance ones for short terms renting. 

The first area to talk about in this topic would be: 

  • Verón: Verón is one of the sites where most of businesses of Punta Cana are; from small to medium size businesses, you will find many of those here. Verón would also be the the industrial area of Punta Cana, and it is where most of the hotel chains and suppliers have their warehouses and shops. Also, here we find mostly Dominican communities that work in the area, because of this is a very busy area. This site of Punta Cana is good if you want to live in in the west side of the city with a low budget. It can also be used for renting on long term to workers of the area.

  • Comercial Center Friusa: The center of local commercial businesses of Bávaro. Here you can find hospitals, small bars, Dominican restaurants and much more. Its mainly an area to invest for long time renting or living, but because it’s closeness to the beach by car, can also be an area for short term renting and very profitable; it will depend on the project. That said, it also an area tourist like to go to know a little bit more of how locals live their daily lives.

Investment

  • Hard Rock Hotel & Casino is the most important hotel in Punta Cana, and not just because of its big infrastructure but also because the quality of the service, brand awareness among visitors and because of the residential community we find inside. And yes, inside the golf course of Hard Rock Hotel & Casino you’ll find one of the most prestigious yet profitable communities in Punta Cana city; this is because the Hard Rock brand helps foreign visitors to identify the projects inside as safe projects to stay. Also you have your own entrance to the beach with a fantastic beach club and golf course!

  • Beach Area. The beach is the most important asset for a tropical site, as it is the first thing people think about when they think in the Caribbean and even when they think in paradise. And it is that only 31% of beaches in the world are sandy, which by their nature are ideal for receiving visitors. However, only 13% of these are outside of Africa (NASA, 2018), which most of them are very difficult to get into. So, certainly something that some of us enjoy so many every year, is really an exclusivity that not many have access to.

  • Punta Cana Village: At the side of the airport, Punta Cana Village is the best area to live a long time in all Punta Cana mainly because it has been the area with the best urban planning and organized in such way that can keep building up with good criteria. You can also invest here, as it is near the airport and would be a great for people who come to Punta Cana to work and conferences. Also, is great for investment on the long run as it would be the center of Punta Cana.

In the case of Punta Cana, there are not many more areas with beachfront properties, as most of them are already taken by hotels and projects. This makes Punta Cana’s beaches to be some of the most looked for beaches in all the Caribbean, Punta Cana itself has the best connected international airport in Central America and for that, the must demanded beaches in the area. This makes the projects in the beach or near the beach very profitable.

Other thing to know, is that beaches in Dominican Republic are ALL public but accesses are the ones that can be privatized by hotels or residential buildings. Nevertheless, its obligatory for each area to have public access to the beach, so everyone has access to the beach.

Live and Invest on Them

A place that is perfect to live and invest in the best area to put your money as there in more options for the owner to use that property in different ways for it to be profitable or to be used once in a while.

  • Downtown Punta Cana: Downtown Punta Cana is where must fun happens apart from the beach. Here you’ll find Punta Cana main night attraction Coco Bongo, show like Cirque Du Soleil, great restaurants, supermarkets, bars and other nightclubs. It is also next to the highway, which makes it a very well connected area. Must people that cannot stay near the beach will consider Downtown as a primary option.

  • Residential Area: The main residential/investment area of Punta Cana is located in the heart of Bávaro, Punta Cana, the most touristic zone. It is right in the middle of the most popular sites like the beach and Downtown Punta Cana. Until this year it was consider more of a living are for people to retire, but with Katmandú Thematic Park opening in the next year just in front of it, make the area totally and investment area as many families would like to stay near the park when they are visiting it.

NOTE: Katmandú is the next big thing of Punta Cana as it is right now under-construction in the center Bávaro Punta Cana. Cap Cana: This is the most luxurious area of Punta Cana. It’s a real estate and hotel tourist enclave recognized among the best of the Caribbean. With Juanillo is as Cap Cana’s private beach that is among the most beautiful beaches in the world and one of the popular for kitesurfing, kayaking, and snorkeling. Bars, restaurants, and cigar lounges cluster at Cap Cana Marina, alongside shops selling Larimar gemstones, unique to the Dominican Republic. Scape Park is home to ancient caves, zip lining courses, and a natural sinkhole. It is a very known and exclusive area, which make it very desirable.

As for where to invest for you: It will depends two main things, budget and purpose. And purpose is very important to know that your budget is good or not for that end. This is the importance to have someone that drives you all the way of answering your own question marks.
